How to Hire a Licensed Remodeling Contractor: 10 Questions to Ask

By Hudson Home Improvement 6 min read

Remodeling contractor reviewing plans with homeowners

A remodel is a large investment and a long relationship. These ten questions help you compare contractors fairly and spot problems before you sign.

1. Are you registered and insured?

Pennsylvania requires contractors doing home improvement work to register with the Attorney General's office. Ask for the registration number and proof of general liability and workers' compensation coverage.

2. Will I get an itemized written contract?

The contract should describe the scope, materials, price, payment schedule and how changes are handled. Vague contracts lead to disputes.

3. Who will actually do the work?

Some companies sell the job and then subcontract everything to rotating crews. Ask whether the carpenters, tile setters and plumbers are in-house, and who your day-to-day contact will be.

4. What does the schedule look like?

You should see a start window, key milestones and what could change them. Be wary of a contractor who cannot explain how long each stage takes.

5. How do you handle dust and protect my home?

Look for specifics: zip-wall containment, floor protection, daily cleanup and a clear work area.

6. Who pulls permits?

The contractor should include permits and inspections in the scope. See our guide on remodeling permits in Chester County for background.

7. What is your payment schedule?

Payments should be tied to progress, not paid fully upfront. Be cautious about large deposits for work not yet started.

8. What warranty do you provide?

Ask for the workmanship warranty in writing and for the manufacturer warranties on materials. Our work is backed by a written 5-year workmanship warranty.

9. Can I see recent work and references?

Photos of finished projects and homeowners willing to talk give you real evidence. Check online reviews, but also ask for projects similar to yours.

10. How will we communicate?

Ask how often you will receive updates, who answers questions and how changes are approved. Weekly photo updates make a big difference to peace of mind.
